How to write a room addition permit narrative
Additions are the heaviest narrative on this list. The reviewer is checking your description against the drawings, so the narrative’s job is to make the package coherent: square footage, foundation, framing, envelope, and which trades ride on this permit versus separate ones.
What your narrative needs to include
- Addition size and use (bedroom, family room) and where it attaches
- Foundation type matching the drawings
- Framing summary: wall, roof structure, and how the roof ties in
- Envelope: insulation values, windows, exterior finish
- Which trade work (electrical, mechanical, plumbing) is included or separately permitted
Example: a complete room addition narrative
Project Description
This project involves construction of a 200-square-foot single-story bedroom addition at the rear of the existing residence. The addition is conventional wood framing on a new concrete perimeter foundation, with roofing and exterior finishes matched to the existing structure.
Scope of Work
- Excavate and pour new concrete footing and stem wall foundation per structural drawings
- Frame 2x6 exterior walls at 16 inches on center with new roof framing tied into existing roof structure per plans
- Install R-21 wall and R-38 ceiling insulation per energy code
- Install two new dual-pane vinyl windows (U-0.30) and one exterior door
- Match existing composition shingle roofing and stucco exterior finish
- Extend electrical branch circuits for code-required outlets, lighting, and smoke/CO alarms (included in this permit)
Materials & Methods
Concrete per structural notes, DF#2 framing lumber, R-21/R-38 fiberglass insulation, dual-pane vinyl windows, composition shingles, three-coat stucco.
Work Not Included
HVAC extension (separate mechanical permit). Landscape and flatwork. Interior finishes beyond drywall and paint.
Contractor Statement
All work will be performed per the approved plans and the currently adopted building, residential, and energy codes, with inspections requested at each required stage.
Mistakes that get room addition permits kicked back
- Narrative contradicting the drawings (different sizes or foundation types)
- Not stating how the new roof ties into the existing structure
- Leaving trade scope ambiguous — say what rides on this permit
- No smoke/CO alarm mention, a standard correction on bedroom additions
